What is required?

  • A basement suite needs to have its own entrance

  • Minimum ceiling height of 78”

  • Each bedroom needs to have an unobstructed egress window that opens from the inside

  • Soundproofing must be installed in the walls and ceiling between the suite and common areas

  • Fire protection between suite and common areas with smoke and carbon monoxide detectors

  • Basement suites need to have their own appliances with the exception of the laundry area which can be shared

  • Separate HVAC units with controls for main residence and rental suite

  • Permits for electrical, plumbing and HVAC with periodic inspections.

 

Starting July 2, 2020, the City of Edmonton removed the minimum on-site parking requirements from the Zoning Bylaw. Homeowners decide how much parking to provide based on needs.
