What is required?

Each bedroom needs to have an unobstructed egress window that opens from the inside
Soundproofing must be installed in the walls and ceiling between the suite and common areas
Fire protection between suite and common areas with smoke and carbon monoxide detectors
Basement suites need to have their own appliances with the exception of the laundry area which can be shared
Separate HVAC units with controls for main residence and rental suite
Permits for electrical, plumbing and HVAC with periodic inspections.
Starting July 2, 2020, the City of Edmonton removed the minimum on-site parking requirements from the Zoning Bylaw. Homeowners decide how much parking to provide based on needs.
